My workshop is 2400 square feet and has two mezzanines, plus a 3 stall garage with a second floor, plus a 16' long tool trailer and everything is jammed so full of tools and stuff there's hardly room to walk.

Says it's 3b2b, but it's actually 4b2b + 400sqft (permitted JDU) + 400sqft (permitted ADU/workshop)listed at $1.05Mprobably downpay 20-25% = $250kremodel main house, mostly cosmetics, convert the 4th bedroom into larger master/master bath, maybe raise the ceiling, expand the ADU = $250k so in 6-8mth, i can either do cash-out-refi or HELOC and the larger ADU can rent out for $2,500/mththoughts?

Step one is getting out there and finding a deal, step two is closing a deal and seeing how this game ACTUALLY WORKS (you can go to work-shops and listen to podcasts, but you don't really get to know much until you're involved in real deals), step 3 is to have the knowledge and experience to be doing deals on your own, step four is building the capital and steady income stream, step 5 or 6 is actually buying rental properties (these steps are totally made up on the fly, but they make a little sense).

In talking with other investors and people wanting to get started in Real Estate, I see that there are many different ways to gain knowledge and learn from workshops to books and podcasts (I am always finding myself learning new things from others as well, you can never get too much knowledge).
