I’ve had these things for a decade and where I live it gets to -35*C routinely in January and February.

This makes me uncomfortable because of the risk that the new owner does not get the property fixed and I don't get my money back. 

In my case, YES, I expect the tenant to handle minor repairs themselves and I require this in my lease, but I have also first done all the things that Jim suggests as just a routine part of my rehab, since I buy highly distressed properties to begin with.

In recommending those routine maintenances, they are looking out for you and your asset.

I know that's the point, but this is my first tenant move out and I'm kind of uncomfortable charging them that much, but I'm protecting my investment so you're right.
