It was a while ago, but I want to say they knocked off over 10% on the sale price when I bought a fridge/stove/dishwasher at once. 

The property management company pretty much took care of the eviction, however it cost about $1700 just to do the set out.Once my PM company did the walk through, they discovered the fridge and stove missing.

We are a major market and have some needs that may diverge from homeowners in terms of getting the work done fast (to reduce vacancy and/or boost tenant satisfaction) and are often looking for more durable work (as opposed to dream home finishes) to harden rentals...Remember the average landlord with 5 rentals has 5 roofs, probably a half dozen or more toilets, 5 washers/dryers/stoves/hot water heaters, and thousands of feet of flooring walls (interior/exterior), dozens of windows, etc... like the homeowner many times over... tons of wear points and moving parts...

The flooring will go under the stove and dishwasher, so you need the heights to match up properly so everything still fits together right. 

Of course, it could also be poor venting or some other issues, but a good HVAC person can check that out pretty easily and cheaply.It is possible that the CO is also due a gas stove or oven.

@Dave Klein I had a friend/client that I listed a home for a few years ago that the tenants were given 60 day notice to move out, free rent for that 60 days (the owner was in a good financial position to do so), and when the tenants left they took the dryer/washer/stove.
