That's why it's least desirable real estate business - PM.Property management is the most sensitive point for the out of state investors.

This is something that is allowable for IRA funds, with the same caveats against self-dealing as any other asset class.The issue is one of execution, and working with a custodian is not optimal for any kind of investing where there are frequent and/or time sensitive transactions.  

In my personal opinion, I feel it's dangerous; as you are dealing with sensitive homeowners.

This incident should serve as a reminder to us all - no matter which industry we're working in - to take extra care when dealing with sensitive matters.

I would add that retainage is another important safeguard which can be utilized.

As a landlord i don't want to have the responsibility to protect sensitive financial data.

I utilized Safeguard Advisors out of Oregon to handle the process and provided the hand holding through the entire process.

Rents haven't been raised more than $25 in the past 8 years but seems like there's some price sensitivity with tenants in this area because a few have bailed when there was a small price increase.

But, in Ohio...Business is very sensitive to location traffic count issues.
