John Kesner I subbed out all interior painting and drywall, electrical, most plumbing, Windows, trim, wood floor, sod, landscaping, tub refinish, tree trimming, tuck pointing, counter tops, roof and flashing repair, and final clean.

I got a quote from a painter for $4700, and Furnace for $3300, Refri $1100k, Stove $800, dish washer/microwave/disposal $550, refinish hardwood floor and starway $2500, Kitchen Cabinet $2400, counter top $400, lighting $500, security alarm $400, landscape $1800, bathroom wall and floor tiles,Kitchen vinyl floor plus laundry room tile total $1200, refinish bathtub $500, New windows $800, new doors 2 of them $250, toilet+vanity $700,Kitchen and bathroom faucet $260, all new locks $300, roofing(patch up garage) $250, all other materials such as concrete(patch up drive way) sheetrock and others $2000. total $24710.Plus I am paying my contractor $200 per day to remodel the kitchen and bathroom with some plumbing and electrical works.

I bought my Seattle home (for $350k) as a near tear-down two years ago and spent the last 2 years worth of evenings and weekends doing a total renovation: new electrical, HVAC, windows, paint, refinished floors, landscaping, full fence, automated gate, and finished out the basement.

Since moving in, we have done the following work:-Sand/refinish original hardwood floors-Interior paint-Completely renovated and upgraded the kitchen-Completely renovated and upgraded the master bathroom-Significant landscaping updates-Converted stairwell to a walk-in pantryWe have done a lot of other smaller, mostly cosmetic projects but those are the major ones.
