I have done precisely what you say and made myself a better businessman through outsourcing and automation. 

However, my advice would be precisely what you said, @DL Martin. 

NO... these (serial) sheisters clearly knew/ know PRECISELY what they are doing... as does any veteran "slumlord," turned LOer!

Either way, this illustrates precisely how and why finding a niche and becoming an expert in something that others are not thinking about can be a great thing. 

Take some time to understand what you are looking for and what you want to achieve, and then investigate the numbers to zone your outline into a more precise plan.

The Manufacture home I currently live in is my 3rd purchase and in this one I actually took the time in reading every little document that was handed to me and the Real Estate Agent was actually impressed on how much I knew and how precise and kept everyone on track including talking to escrow / title...

I can't say I know what the rules precisely say on the issue but it can sometimes cause issues. 

We left door / molding in place, (door handle has to come off) ,So with precise cut we placed a 3/4 inch plywood over the door, but inside the molding, just carefully screws on to the door, on one side and to the door frame(in angle)  on the opposite side and use the rest of the plywood to cut strips placed them over drywall next to door.
