My next course of action is:1- Give her a notice to pay document to let her know how much she owes if she does leave by the 10/16 date or how much she would owe if she decides to leave on 11/5.

So for this one, I would be probably $1.3-$1.4MM highest- of course all cash.

Unless you get a crazy steal of a deal...The BRRRR method is great, but not really working in todays market (unless of course you get a homerun of a deal).

Run online marketing for a small business...everyone needs help with this. 

Putting more down or not getting as large of a home may make more sense (depending on your goals of course).
