A college degree is basically the new high school degree if you want a white collar job--it's a necessity, not an option, so demand is not going to go down based on any type of perceived bubble.

Of course PM companies are a necessity for passive and out of town investors.

I hope to one day be financially independent, so that working a normal job is only an option, not a necessity.

The partnership may work well if you (or your brother) cannot make it on your own and have to pool resources out of necessity. 

Some sound due diligence with selecting the right person/company for you is a necessity, but don't go it alone right out of the gate because there is a good chance you will contribute to someone's bottom line other than your own if you mess up on the early projects.All the best, BP is a great place to learn!

In my view LLC are a necessity in real estate for asset protection.

They are a necessity in my opinion if you will take on a partner.
