We believe it's a mutual benefit for us and our property owners to improve property.

So far my understanding is that in Missouri it might be beneficial to use a purchase option contract, especially if I am looking to make money by "bird dogging" for a buyer -- through transferring the purchase option right.

if i could, i would have saved more of my money and invested it in mutual(index) funds until i had enough for a downpayment on a house which i would have househacked.

Might help to give BP more background on why you want to do a lease option and why you want to stay for 2 years.You can structure things any way that's legal and mutually agreeable.
