For all intents and purposes, they're selling real estate and making commission without having a real estate license, as far as I know.

Get rental license prior to completion.

I'm between miami and columbus for ground up development and new construction and licensed as a general contractor in ohio, licensed agent in both states. 

While these brokers/agents focus on commercial, in Ohio, they took the exact same test and hold the same license as the agent that is trying to "help home owners get top dollar for their house".As for loan terms, these can take on many forms.  

They are licensed and use it to prevent identity fraud.

Perhaps your kids could help you with video editing, marketing, and other things.While you are getting active income, you could potentially look at wholesaling or fix and flip.When you wholesale, you don't need a license and you don't need money.

In my experiences, again from a while ago, while these individuals are technically licensed real estate agents, when I was leasing space for a landlord, I never referred to the tenant reps as agents.  

Virginia has passed a law saying wholesalers are required to have a real estate license.
