If you do sell on seller finance terms of some sort, make sure that you are selling to a "business entity" so that you can insert a confession of judgment into the paperwork; this speeds up getting the judgment.

Personally I vote for hiring an expert that knows tenants and knows the system as inserting yourself in the mix can screw it all up.Let your manager market for tenants (that's what they do)Let your manager screen (that's what they do)Maybe work with them to determine your personal screening criteria and then turn them loose following it and maybe you have final check over the tenant once they have screened and selected the one they think best fits.

I'll create one and make sure the steel wool that I inserted around the sink pipes for the water supply is still in place (to hamper mice from coming into the house).Hope this helps.
