I looked at houses in Fountain square a few years back and saw ARV's no higher than 80k within quarter mile, and then two chicks and a hammer, and I believe Ryan etc took the gamble, and we started seeing sales of 150k+ within 1-2 years...

Indianapolis has been a hotbed and should see increased opportunities in the coming quarter.

I always hate that going back and fourth with someone trying to find those free time slots that match up or double booking.

I *hate* having to feed quarters into washer/dryers.

Do people there REALLY pay $640k to climb 3 flights of stairs 20 times a day, on lots a quarter the size, with neighbors literally on the other side of their bedroom walls, just because it's new?

Both the $2800 driveway widening and $3000 deck would be land improvements that get depreciated over 15 years with a mid quarter convention.

On other MACRS property you would use a mid quarter or half year convention as applicable.
