Hello Everyone,I have a house under contract and was reviewing best practices for LLC's and conventional financing.

The medical, dental, vision, and life insurance are all significantly cheaper when you have a company footing a portion of the bill for you.

I'm trying to buy a 4 plex, and live in one of the units.The problem is that the rents are currently too low for the apartments to cash flow with all four units, and the rents would just barely cover the mortgage if I lived in one of the units.I could live there practically for free but what would I do when I wanted to move?

Still a little rusty on analyzing properties but just need to practice more. 

Tenting and fumigation is common practice here so they dont scare me away.

Is this common practice?

This could be interpreted as practicing law which all agents need to avoidHowever, in my opinion it does not effect the lease at all as once the lease expires a 30 day notice by either party would terminate the lease@Jerel Ehlert While I understand that the 30 day notice is necessary after a foreclosure, I believe that does not apply to the owner if they are still in the property. 

I know it would vary state by state as far as pricing, but I thought standard practice would still be generally the same in regards to it being a flat fee, hourly fee, or % fee.

This house is 3 level tiered house and the garage is the lowest level so it is practically a basement/garage. 

Is this a common practice?
