Personally we can start before the 6 month date but I have heard multiple customers tell me other lenders have said they cannot start the application until the 6 month date. 

If you received a basis step-up at dad's date of death, you may be able to sell with little to no gains, and then choose to invest those funds in an alternate property closer to home, if desired. 

Question.For a quitcliam deed, does the seasoning start the day the deed is recorded or is it the date of instrument (the day that the deed is signed/notarized/delivered)?

Should be the same effective date but you can wait a couple days to cancel and just tell them to cancel effective the day the new policy went into effect.

so what happens if property doesn't get any offers by that date?

In about a month i hit my 6 month seasoning date to be able to do the cash out refi. 

I won't let anyone in the rental until I know for sure they have the authority to move things out, then I make them sign a written agreement that they will remove everything by a certain date. 

I filed eviction and got writ possession but sheriff office is saying the next available date is in September.
