I am currently only looking for deals that make a lot of sense and the one today offers 2X the cash flow per unit than is my average on my other units.

Some numbers below for reference: I currently am taking home about 140,000 pre-tax.

But like you no title insurnace and it was only the amount to bring it current so we were not risking more than say 50 to 100k per deal.

Granted, once in a while I, or anyone in the “game” long enough, will be able to buy under current value - yet interestingly enough this isn’t necessarily where the greatest profits lye.  

The ordinances only apply to city limits currently so you’re probably fairly “safe” in the county.

Really like the sentiment around being flexible and creative to get a deal done, I agree, it takes looking at things in a slightly different lens to make them come together currently and I think that will continue as we get into 2025 as well.
