But, my market doesn't command that kind of return.  

It's important to keep in mind, that because of a smaller target market, liquidating may be more difficult.What the market commands plays a big role as well.

I think once you get much over 2,000-2,500 in Dallas you are pushing the envelope, because you get into territory where its cheaper to buy a large house.I mean, yes there would be mansions, or super trendy areas that might command a higher price. 

That extra $1,000 would of helped us command several thousand dollars more in my estimation.

Cincy rents have a lot of room to increase compared to similar metros and we're starting to see people put out a better product (e.g. updating those ugly pink or green bathroom tiles) and commanding higher rents.  

The system works in tandem between the 2 thermostats: If a command is given on one thermostat, the system starts working on that command.

They are still good/solid areas than command top dollar rents (assuming the property attracts top dollar tenants). 

If you're looking to sell it, then you'll want to price the property accordingly as you may be able to command a higher selling price with the jump it rent in year 8.

It is also possible that after repairs the units may command higher rent.
