BUT, if you can find qualified tenants that don't have pets, it will be less wear and tear(or less likely to have excessive), less likeliness of noise issues, less issues with insurance coverage, local ordinances and breed specific bans, etc.In either case, it's real estate, so it depends on location, location, location...does your location have a enough applicants that you can be choosy enough to not have Section8 or pets, but at the same time get the desired rental income?

If your tenants continued not to pay after you doing that then you would have to file once the ban lifts, but luckily you don’t have to and it all worked out for now!
