In my timber days I had a custom data base of every timber property from Oregon CA border to just south of Tacoma WA.. between the Coast range and the Cascade range.  10k plus property owners.80% of the time phone numbers were on the tax records in Or and WA.. and in the 90s we used the reverse directory.. it was a big reverse phone book you could buy..

Missed out on at least one deal while busy with our move. Really

I acquired a 4-plex property in Tacoma, WA using a 3.5% down FHA loan.I am using the house-hacking and BRRR strategies - currently living in one unit, renting the other three, and repairing/upgrading the property as needed.  

I've got a hot market in Atlanta and there are a lot of distressed properties and lots of opportunities to evaluate but things move really fast.

I will soon to be real estate investor, as I'm going to be buying my first property, (a tri-to-fourplex) to buy and hold, and "house-hack" in the greater Seattle/Tacoma area. 

This is a needle mover come tax time.

I had one guy that got fired from his job (for stealing) as a mover, after working there many years.

I personally love buying at the beginning of March. 80-90% of investors have a job and are focused on April taxes and given that an accepted offer in March could easily close 30 days later, you're only 1-2 months out on spring/early summer movers.

The movers came ;all her stuff is gone.
