When others are greedy, be fearful. 

Some wholesalers can get ridiculously greedy; however, I believe in the grand scheme of things, our capitalistic economy does encourage this kind of activity, purposefully or otherwise. 

Even the grad student tenants who are picking up OT @ Trader Joes to dump down on their student loans. 

That's what I had in mind, instead of paying the second loan @ 38k, I told him we should invest this money somewhere else ( I am a commodities and futures trader) and after a year or so pay down that 38k.

One funny note: One tenant called me a ‘greedy landlord’ for raising the rent $50.

Well you completely missed my point and yeah, you kinda did make the case against yourself.And RE your implication that people like @Nathan Gesner and @Dan Heuschele are greedy or non-helpful, you might note that they never ask questions, they only answer them, trying to help others.You're obviously young and learning the ropes, but it helps no one for you to put down those who have a lot more experience than you...

On the topic of gifts, setting aside all of our own greediness, assuming we are friends/on good terms with the people who impact our lives--A lesson I learned when my family ran an RV park: Our tenants are our partners.If our tenant does not succeed in life, then we don't succeed.To me, at least right now *knock on wood* they are like family. 

In my case, that would be 4100/mo x 12 x 7 or $344,400 would be lost.Personally, I am unwilling to work for nothing during these 7-8 years.The axiom is "Cash Is King" and the King is greedy and unwilling to share or spend assets. 

Until this post I didn’t know/realize that wholesalers were out there being greedy for lack of better words.

I notice as I'm getting more success in life people seem to drop off which is to be expected but what sparked this post was I was getting a massage last night and my masseuse went into this tirade about how people who work hard to create a lot of money are greedy and no one deserves a million dollars .
