I think it partly depends on your price point and style of rental, as in, is this a fishing cabin or a luxury retreat?

I thought about a winter "artists retreat" at a reduced rate and maybe deer hunters, never pursued it past that.

I would say that fancy amenities such as coffee shops, yoga studios, Whole Foods, etc. do play a contributing factor in making a neighborhood great along with many other things, but are huge in creating a good "vibe".
