Buying a single family for a rehab deal...I usually like to replace the woodwork with new trim, but this one has natural woodwork that is in decent shap ([b]not banged up too much) however it has lost its look and is a bit tired...was wondering if I should try and bring it back, something tells me I should...any ideas?

Same here.I use a water base stain in past woodworking, the trick is to stir constantly keeping the same consistency, use a sponge, apply in even long strokes. water base doesn't get the overlap of heavier staining as old oil stains do or at least use to.

I know it is stain, not paint because I put it there.It seems to me that deck stain does not work like stain you would use for a woodworking project.
