Pensacola is a great market and has areas that work for LTR, STR, Flipping and Wholesaling. 

we are using REsimpli for our CRM and they can pull data etc. its pretty much a one stop shop for running an investment firm/renovating/wholesaling.

@Rick Albert maybe @Vhernadette Sasing likes the wheeling and dealing of wholesaling or the feeling of helping a family buy their first home as an agent.

Even though I can purchase,  I am starting with wholesaling doing assignments.

Wholesaling as you said is perfect, instead of trying to build a following of people who trust someone your age/experience.
