I am new to investing and after a few deals that had multiple other offers that I didn't win out; I did execute a purchase agreement last weekend but doing more analysis on the property and potential rates being 7.5%, appears to be very tight to limited cash flow.

Yes @Michael Smythe I was planning on but I also have a small room in NYC (where I work) so the days I don’t want to drive I would stay here and go back to PA weekends but I spoke to a lender and said I would not qualify for that since it’s a bit far from my job and they might think I’m doing mortgage fraud it’s just complicated so she recommends just doing a conventional loan with 15-20% down payment and use it as an investment property Which at that point I’m not sure if it’s worth it.

If you're in a strong market, like the one I am and you can get a property rented out in a weekend while you have current tenants in place. therefore 0 vacancymy most recent turnover cost me $300.I've had other turnovers cost me $4k - that was mainly because of bad tenants who purposely trashed my place. 1 month in lost rent + repairs
