Notwithstanding any other provision of this note, in the event of a default, before exercising any of Lender's remedies under this note or any deed of trust or warranty deed with vendor's lien securing it, Lender will first give Borrower written notice of default and Borrower will have ten days after notice is given in which to cure the default.

If the unit is vacant, we don’t charge a monthly fee.For situations like yours, where the house needed extermination and other prep work, we would typically only bill for the costs directly related to the work or services provided, not a standard monthly management fee.Your expectations aren’t unreasonable—getting the house rented ASAP is a valid priority!

I woke up too early, I won't ramble.It only took one note purchase to see the contracts, representation, warranties, disclaimers, endorsements, settlement, accounting and notices required.

You need a report done so you can request repairs or credits and a handyman isn't doing that and the seller wouldn't validate it.

Any decent Contractor can generally buy products for much less than you anyway, and even if you find a special deal on, let's say, Doors and Windows...who is going to take charge of delivery, unloading, storage, security, warranty and all that?

Personally, I can see no valid reason to ever use conventional financing for an investment property.  

Why do you need a property manager to manage a long-term renter who lives near you on a new construction home with a builder's warranty and no cap ex? 

Extensions may be granted for valid reasons, like needing more time to secure financing or complete due diligence.

Going to guess that they have a solid contract, that you signed, that states they make no guarantees or warranties about the referrals they give.
