For years the most common treatments were to have the LLC do the exchange (a non-starter for you unless you were able to buy out their interests in the LLC apart from the sale of the real estate).

She left the house with fleas, swore dog was on treatment (any pest guy will tell you the best flea medicine is a treated dog), and said damaged carpet was there when she got there even though it was brand new.
