It's not theoretically all that difficult to do yourself with a 60-buck trim coil from HD and some homemade shaping aids made out of clamps and dimensional lumber, but it's not a typical DIY thing.

That'll be the goal - unload it in 9-12 months and take a small loss and move on.  

They are torn between trying to fix the place up and sell at retail or just unloading the burden(tired landlords).

Aside from what Roland mentioned about the traditional path of selling, sometimes the seller is another investor who just wants to unload their properties, other times they are adult kids who have inherited unwanted properties to not have to deal with the costs of it.

Suggest you unload your SD no later than 2019 year end and see if you can get a multi family.

But the wholesalers definitely don't have an issue unloading any decent deal they find. 

I am just unsure how hard it would be to unload it.

It's sold at lumber liquidators under the corelux brand and floor & decor under the nucore brand. 

But the lesser grade lumbers like #2 offer a great value and the irregularity can add tremendous character to your rental. 

Unload the most problematic rental and have a handy person lives in one of them taking care of the rest.
