REI is full of surprises and they all require money.

I was a bit surprised when I heard that, and someone please feel free to correct me if I'm wrong.Overall, nicely presented, as always! 

Any move is possibly going to have a learning curve and some unexpected setbacks.  

Either way I would be surprised if they are interested in house sharing. 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

What are your long term goals (eg do you want to buy another house) and do you have a large savings set aside for unexpected expenses? 

It doesn't make sense for everyone as we're not a cheap market, but I'm always surprised how many people from CA never even consider it! 

Even if you are focussing on appreciation, having a property that cash flows will help when the expensive surprise problems happen.Can't stress enough to take your time, learn as much as you can, and be cautious with your first investments (but try not to get analysis paralysis).
