The only type of "Guru Training" that I think would be ok is "1 on 1" consulting.Hourly, monthly, etc...For example if someone like Jay charged for his guidance, advice and referrals.Worth every penny IMO.Attended a Rich Dad seminar once and never felt more uncomfortable (And I NEVER get uncomfortable with confrontation.

They routinely pay out around the 15th of the month.One single and pregnant tenant has bounced through a few public and private assistance programs.

@Casey Adams @Clint Jusino There’s a few programs that I utilize routinely for my clients on the 90-day BRRRR refinance for 75-80% LTV.

I do a lot of repairs and maintenance myself when I come down in the winter and during the quarters I make the trip, but here's just a sample of things I had to pay for in the last year:Pool screening: $985 (big hailstorm destroyed 13 screens)Irrigation repair: $394Irrigation repair #2: $230Palm trimming (twice: $200Pool light replacement: $950And all of that of course leaves out routine replacement of towels that get left at theme parks, sheets and pillowcases, busted blenders, and a host of other things I can't even think of right now. 

If dogs are loose inside the unit and you are uncomfortable going in management will have to take that up with the renter And you will probably need to come back the next day to vet that unit.

"Short term" is higher maintenance, of course, and requires "boots on the ground" on a routine basis.

My understanding is that in Florida I do not need to hire licensed contractors to do regular routine maintenance (replace lamps, toilets, tiles, etc), is this true?

This adjustment leaves me uncomfortable, as it would deplete my emergency funds.  

This is an uncomfortable thread for me, and I wish I could bring myself to comment more thoroughly on it, because I think it's important to talk about these things.
