You can memorialize the annual "minutes" by having a professional draft what's called a unanimous consent in lieu of annual minutes. 

DST offers centralized management similar to LLCs vs. the "unanimous consensus" required by a TIC.  

Further to what @Dave Foster said, TICs usually require unanimity of the owners to sell.

California is the first state to do so, but it likely won't be the last, with New Jersey and Minnesota pursuing increased reliance on solar.Despite criticisms of the mandate, the trend towards increased solar use will continue as economies of scale push prices down, utilities pivot their business models and the economic and health benefits of decreased reliance on the grid and fossil fuels are revealed over time.The measure, approved by California regulators in a unanimous decision on Wednesday May 9, 2018, will require all new residential buildings, including apartments and condos that are three stories or fewer, to have rooftop solar panels starting in 2020.The California Energy Commission, the body responsible for approving the decision, estimated the panels will tack on approximately $9,500 in additional construction fees but save homeowners $19,000 in energy bills over the course of 30 years.Reactions are split on this. 

It's got a noticeable lean to it and the unanimous advice I've received is to remove it.

But I am going through it: figured out a solution (buy a nearby empty lot for more parking), made drawings for the possible parking scenarios to be considered by the board, submitted their application, waited another month for the zoning meeting, had a month's continuance, met the zoning board, met some neighbors making sure the right things were going on, all good, finally got a unanimous approval from the zoning board. 

Even if you haven't or don't plan to form an LLC, it's not a bad idea to notarize your contract/operating agreement to spell out "if this happens, we do this" for every conceivable potentiality regarding the property and each other - particularly with regards to if one of you wants to sell and the other doesn't, or if one of you ceases, even temporarily, being able to meet your obligations to the property for any reason at all.Just a few of the things off the top of my head from one of my contracts:Noting which parties contributed how much towards capital.Establishing right of first refusal in the event of one party wishing to sell.Where bank accounts, credit cards etc are held, and who can do what with them.Cash flow protocol (all rental income goes into X account, $Y each money gets autotransferred to savings, $Z each month is put towards maintenance, etc).Disbursements of surplus money in X account can only be made if certain conditions are met.Explicit recognition that all bills may only have one party's name but are a shared responsibility between or across partners.What items require unanimous consent to proceed from partners?

It seems like the opinion on this is fairly unanimous.
