So again In my opinion this is so new and fresh I like the idea of maybe getting a committee together to one have  or two voices to deal with the sponsor and give it a minute .. if it does not right itself over the next year what difference does it make if your investment is lost in 24 or 25 and just maybe repayment and recapitalization will occur and over the course of time investors start to get their principal back..

Don't just blindly follow "oh this is so passive and return is guaranteed", it's never work like that.You're certainly entitled to your opinion.I'm an investor who has both passive and active real estate in my portfolio.

My rate is so low (2.7) that I’ll never get that rate again.  

Certainly track record is very important, but track record is so much more than deal performance.The last decade was a consistent bull market so almost anyone could put some runs on the scoreboard while learning little to nothing.  

One more conincidence, they had enough paper with price to give to everyone,  and for some mysterious reason, the guy who is so nice to talk to us about the Elite course because some folks had asked him has a full PPT presentation about the elite program...then it was followed by a women who showed us for another 2 hours about how the mentorship was great (hotel, mercedes, ect).

I see that you're in CO - STR investing in CO can be extremely profitable, which is why my personal investment portfolio is so heavily weighted in that direction.

So far, I have learned so much and there is so much more to learn!

When most of us were 21, we were thinking about stuff other than real estate.May want to check out @Jered Sturm's path as he started in real estate during college and now is a syndicator.The first paragraph says it all. 21 is SO young.
