Heya Ethan.I've completed 7 secondary suite renovations/developments now and it is extremely difficult to do a true BRRRR where you pull every dime back out again after you refinance.

That style of learning and introduction to true industry catches my attention as having someone in the space that understands the space to bounce things off of and learn from seems to be the ideal way.I have through a handful of the webinars and follow up calls with different companies and they all basically pitch similar ideas and strategies.

Is this true?

I would keep the brokerage account and focus on the tried-and-true practice of saving up for a new investment.

If what you say is true and the numbers are pretty close to accurate, I can help you get in hand of 200+ investors who may need this software..Just be aware, non-disclosure states likely won't have public data for sales of properties, in that instance what data would your software use?

True off market deals take time and if you have time to burn then the driving for dollars and cold calling can find you a deal.

Not sure if this holds true in your market.
