This is a dangerous message to spread, but the REC touts it as factual data.

When you ask where should I invest, everyone is going to tout their areas and many, rightfully so, but you still have to think about more than just units.

I've just always heard it touted as a fantastic option when one has limited capital.

Ron LeGrand re-wrote the book on these a few decades ago and is one of the foremost gurus touting this approach. 

I'm from NJ and my gf is from Long Island and the BRRR that is so highly touted on BP will be really hard to employ in these areas.

@Albertinny Colin I was hoping that I would come to this thread and find a bunch of people touting DMM and cold calling, but @Brendan Lawrence hit this one right on the head.

But does not matter so many do it that unless they are turned in  ( and the states could not keep up with all this activity) it will continue unabated.Remember every guru and BP person touts this as perfectly legal.. very few take the position that RE professional take...

Although several people touted the S Minneapolis triplex as I good choice for an owner occupant, it seems that investors are raising the prices. 

I had some tenants just move out who had lived in our rental for 4 years….and during that time period they “really wore the sh#t out of the place” (to quote my husband).
