As for the rest of it, you can find a lot of useful tips on past forum posts along with podcasts and youtube material on the topic (BP and other RE sources).We've self managed STRs for a few years.

And we usually replaced windows/storm doors and HVAC systems within a year of purchasing older units, and this has helped as well.

Talking to others also gave me insight into different markets and strategies, which made it easier to figure out where I wanted to focus my efforts.A simple tip I’d give is to start small and grow gradually.

I am probably going to join the course by Kai Andrews, it seems like it is in line with what I want tk do which is replace my work income w actuve real estate investing and then scale to 20 m's.Thats all for now, been a slow summer hope everyone is enjoying it🙂 you should look at larger deals than one single family. 12 months ago I was targeting single family home builds and designs and at this point I'm entitling and putting together 400k+ sq ft mixed use buildings worth more than 100 million.

@Julie Gates I wanted to recirculate this thread to see if you had any advice/tips on how you've been able to keep such a low eviction rate in the MTR space?

Any tips you could give me on this in terms of viability?

Maybe find a vacation rental that can have personal value for me and my family as well.But more so the attraction to selling would be to pay off higher interest debt (and thereby replace some of that warehouse income).
