HVAC not running properly b/c thermostat needs a replacement, furnace runs ok but doesn't work without thermostat.

Newer glass top stove in one unit and new thermostats.

Therefore the thermostat in the dryer turned off the heat and it took a long time to dry the clothes.

What would you charge to diagnose dead batteries in a thermostat.....$75 trip charge?...

I agree with John, as long as you have someone to call for any issue that may arise, then you are good to go.Make sure you have smart devices like locks and thermostats that you can control from your phone.The most important person you will need is a reliable cleaner!! 

Smart thermostat or programmable is always a good idea for energy savings (more important if you are including utilities).

In a couple of my rentals I have installed Ecobee smart thermostats, and connected them to the tenant's WiFi network.

So, basically when your tenants don't have heat, unless the issue is that they turned off the thermostat, the home warranty is useless.Good luck.
