My wife and I qualify for the USDA income requirements, our area qualifies for territory requirements, and we do not own a home.

It was allowed within my territory to knock on the door and engage if someone was home.

The ones that are I would not consider because it gets me into "risky tenant/neighborhood" territory and it's not a good way forward.

We have over 30 Markets and I find that a company can be very competitive in one territory and not in a similar one. 

But since Las Vegas is new territory to me and my preliminary research suggested multis might be too risky , I was exploring the idea of appreciation instead.Your example is pretty amazing, however, so it's given me more to consider.

These units fall into commercial territory when it comes to lending and will typically require a commercial loan with 30% down.Good luck with your endeavors!  

@Tim Coulter It can be frustrating as a broker to spend hours trying to structure a deal for someone who ends up going elsewhere but it pretty much comes with the territory to a certain extent. 

Research can only bring me so far before I would need a local to help me navigate through unfamiliar territory.

The gray area is not "do it yourself" territory.

These dogs are very territorial and jump into/onto MY wooden fence every time anyone/anything is in my yard.
