@James Dugan, Fort Worth has been known to crack down on PadSplits, but I do have several clients that are successfully operating there regardless.

For example, you might choose to take a blanket mortgage covering all properties, BUT perhaps the market softens and later you wish to sell a property.

The two are almost entirely different markets in terms of price points, returns, tenant quality, and overall investing strategy.

I've managed a number of successful rehabs and put a lot of sweat into them as well.

Fairmont is a good little market!

In my market, I only have one vendor qualified for appliance warranty work, and the warranty companies paid him half his standard fee for each service call. 

We care about our investors' success, but it's ultimately up to each investor to take action to accomplish their goals however they do it!

Houston is an excellent market for multifamily investments.
