You're already thinking about long-term benefits, and it's great that you're bringing your contractor husband's expertise into the equation.To alleviate some of the stress, I recommend starting by focusing on quality properties in solid areas where you can add value.

He is an electrician and lost money that had a big impact on his life, set his family back a few years financially, prevented them from being able to buy the house they wanted to for themselves to live in, caused a lot of stress in their relationship etc.

Extremely stressful but I will definitely fire this Pm. 

Several people have already mentioned some of the reasons:Successfully hitting a target in a high stress situation is very low probability.

On the flip side to investors , other than the obvious advice to do your due diligence and stress testing seriously, also do the important work of self assessing your own true risk tolerance, ultimately defined by “are you comfortable losing it all” in a particular investment or asset category.  

But you sound stressed (you should be) and without a way out.

If he's dragging his feet, it might be time to set a deadline for his answer and line up other options to avoid last-minute stress.

We are currently considering a wedding/event venue for that purpose.

I've rented it out before but with my full time job, managing two STR's is a bit stressful and hard to sustain so looking for other options.

What about stress testing, anyone know about that looking at a single note or a portfolio?
