Background: I recently graduated from college (within the last year) and have been working and stockpiling cash.

Should we continue to stockpile cash and wait?

This situation has led some development companies to stockpile materials or eliminate features to protect themselves from future increases and keep projects on track.

I also have been working in tech and building up my stock pile to jump on a deal.

So when I first started I invested in properties about an hour from where I live and stock piled much of the profits to then afford in the area where I really wanted to be.Flipping seems like a good fit for you (and I truly believe one of the best ways to get started in REI). 

'Shred it' days/locationsPutting these in a simple sheet outlined "each third Thursday of the month between the hours of blank and blank' at xyz location you can take these items here and drop off for free" - this can keep a stockpile of unwanted goods/items from accumulating - which in the long run can prevent pests and other billsAnother thing to do is include some freebies or discounts - most of the time, everyone likes free stuff!

Sell that and your other SFH rental and you'll have a decent stockpile for a down payment on a nicer home with some land. 

I only do about 2 at a time (4 including my PMs projects) and we stockpile products we like when they are on sale, but we probably spend more to make each one very unique.

They're actively bracing for the strange economic environment that's ahead and stock piling cash.
