I have even sold off the notes in the past at a small discount when I needed to raise cash quickly. 

So note to all owners of older builders - this is not a bad idea to include when doing a large scale rehab.Total labor cost: $13,000For the amount of labor and the materials he was including this was a really solid price. 

The advice can now be something very actionable, which you can try and then send them a thank you note based on how it went.

Another thing to note: Some lenders just don't utilize soft pulls, so they have no choice but to do a hard pull.
