Remington, I own properties in Athens and while the data/statistics/analytics might look great - there are many challenges with actual operations.

It is a townhome so the yard is very small and the backyard is all concrete so the landscaping point is not as applicable here. 

Just based off statistics the vast majority of people (nevermind the vast majority of RE investors) will never replace their W2 income w/ RE income.

You keep all the expenses with questions (and their answers) here for the whole year so that at the end of the year when you're like, "why was landscaping so dang high for this property?"

Does tenant need to handle the small amount of landscaping outside of parking lot, for instance?
