The tenant isn't borrowing money from you by paying on the 7th of the month, nor are you not enforcing your lease since you're issuing a pay or quit notice.I'm positing a different approach, one that comes with a letter, text, or e-mail, whatever your preference may be, to soften the blow of that notice.

Other investors doing the strategy may be living in a Fool's Paradise that will end without warning (the economy softens, the authorities crack down, whatever).

I wouldn't imagine the risks here are much different thatn any place else. right now the market has softened a bit so there are alot of places that have been for sale a while.

As the market softened, the only part of that phase that the Developer, a reputable one at that called Intrawest, could only afford to build the Westin Hotel and put a hold on the rest of the entire phase.
