Three major issues:1) Two of the three tenants are smokers.2) One of the tenants has a cat (which I knew of going into the deal) and another tenant brought a kitten into the unit (without notifying me or the other tenants, for that matter).3) Two of the tenants are male and one (the one with seniority on the lease) is female.

There is no guarantee the next tenant will be any better, they may be dirtier and not pay rent at all.I have inherited heavy smokers, but they have already been smoking in the unit for years.

I've had a property trashed this way by smokers and their pets and I did need to replace the carpets, but just treating the walls with tea tree oil, then a bleach/water mix, then primer/sealer and paint took care of everything.

This house was finished quite a while ago, and I meant to post a topic on this, but I completely forgot until I started going through some old photo's on the SD card.Background of the House: 14 years old, original owner, heavy cigar smoker/alcoholic that would literally put cigar butts out on the carpet and left THOUSANDS of bottles (empty and half full) everywhere spilling over.

Welcome to BP Daniel,I haven't dealt with those smells, but my first rehab was a smoker that had live in the prop for 14 years, the white melamine cabinets are now a beautiful uniform beige color haha.To clean the grease off I would look for something called "purple power" or "greased lightning".
