I used to cold call, skip trace, send mailers, and don't get me wrong you will get success from it like James above, however as you gain experience you will realize you need deals faster, easier, cheaper, and with more "meat on the bones" and in order to have that you need constant deals flowing through your eco system and that's hard to do with mailers, cold calls, VA's and skip tracing etc.

Those houses very often just sit and rot, get destroyed and turn into empty lots.

Most of these properties have been sitting on the market for 30+ days.Other possible issues is the hot air furnace is very old.

Real estate investmnets are capital intensive and if you don't have extra money sitting around to make the emergency repair when it happens you'll find yourself in a terrible position. 

We listed strategically and were under contract in 2 weeks in the slowest part of the year (December) whereas all the other similar homes in the neighborhood have been sitting for months and still sitting on the market.

Because there are nuances to seller financing, a lot of space would need to be devoted to covering the subject to make sense, and that requires sitting down to a cup of coffee for a long discussion.

Just make sure you impute the 0% returns you get while the capital sits idly waiting for a new project and the value of your time in underwriting that could have been used on something else.  

Home sales hit their lowest level in almost 30 years, so it's not unusual to see a property sitting on the market for many months.

And, even when the fence sits on the property line, there is an argument as to ownership that can be made.If it were me, I would ask if they would be interested in sharing the cost of replacing the fence.
