One particular property that I looked at was converted from single family with a one bedrom unit on the first floor and two single room apartments on the second floor. 

We're underwriting all my single tenant industrial to an 8 cap exit right now.

We are looking at a duplex first probably and then single family.

Hi @Raymond Kalonji I would follow what all have said here, but I want to highlight one thing while working with section 8 or any other tenant is very important "timely communication".

I have built a few modular single family homes in Virginia using different manufactures. 

I'm also finding that a single large repair can wipe out a whole year of income, making me wonder if cheaper cashflowing properties is the right play. 

I love the idea and I would like to analyze deals using a variety of strategies and model each strategy out, however I am struggling when it comes to the rubber meeting the road for analyzing the deals.For example, I would like to analyze deals in a single spreadsheet for various strategies such as seller financing, subto, traditional lender, external investor, etc. etc. 

Recently closed a deal with a client that was a 3/1 single family house for $120k and they're renting it out to section 8 for $1550/mo!

It’s impressive how you took this single-family fix-and-flip from start to finish, self-financing and managing the project as the GC.
