Most amounts are too small for the hassle, and again, that becomes litigation, not simply an audit.Creative finance buyers, I do not believe it's a winning argument to the IRS to say that you bought the property, didn't make the payments and you took the write offs anyway.

Over the years, however, we’ve found that we end up coming down to Orlando quite a lot, especially in the last couple of years, and we end up staying in vacation rentals (Reunion, Championsgate, Storey Lake typically).I would love to simply pull equity from the current property but given that it’s a long term rental and we are Canadians, from what we understand it’s not an option for us.we love reunion but I feel that would probably not be the best for ROI.

A rider allowing for using your owner-occupied property as a short-term rental for a specific/limited amount of time is very different than an investment property being used as a short or long term rental 100% of the time.Also, telling your home insurance company that you STR your home occasionally does not give you extra coverage for those types of risks, it simply means if your renter burns your home down the insurance company isn't going to immediately deny your claim.
