Private Landman and an Attorney who specializes is Real Estate and Oil & Gas are the two who can sift through it.

You sift and sort the ones that are not an optimal fit right away to leave the precious time for those who are the ideal clients and give them high service.The ones mentioned brokers/agents are a dime a dozen might be doing business on cost only and who is the cheapest.

A lot of its coverage is geared towards very very large deals, but it's a truly massive database, so there's good information there if you have the stomach to sift through it all/pay the annual fees. 

You're going to waste more time and money sifting through bad agents than if you just get licensed yourself. 

But I don't what to waste my time showing the property and sifting through applications that I know won't cut it.Thanks in advance BP community!
