It’s important to look at the merits of the individual deal at face value, and not get side-tracked by whether it’s “off market” or not.

You should be focused on what YOU can do to improve your performance, not get side tracked by "fake it till' you make it" drivel.

My name is Alec and I am a newbie real estate investor and I plan on going to a meetup soon and was wondering what all I should bring and questions to ask.I know that I need to go into the meetup with a specific goal in mind and to not get sidetracked so I would like input on who/what I should seek out or some instances of very successful meetups.

I would add a few thoughts for you.Where most people get sidetracked is they want to get a conventional mortgage AND have the property in an LLC. 

I know there is always something I can be doing, I want to have like a set daily routine b/c I get sidetracked and before you know it, the day is gone.

Very easy to get side tracked when you are 1099.
