Some of it has to do with the same sorts of challenges you see with smaller sized businesses in general - mom & pop shops aren't always keeping the best financial records or doing their taxes the correct way.That’s what I figured, thanks again !

People seem to buy mainly for appreciation, but I'm not sold appreciation will continue to rise the way it has the past 5 - 6 years, so feel like CF is the safer investing avenue for me.

If the violations took place prior to purchase, I would at least give them written notice that you are aware of the previous violations and that just one under your watch would result in an eviction.in the meantime, I would shop for new insurance and pass the increase on to the tenant.
