Previous owner had someone shim the floors so that the floors are level, but the walls have a noticeable lean.So my question is: is it possible to get the house/walls square again?

Hemet is only 90 miles from LA,has a population of about 90,000 and is close to 2 major employers( casinos )The area also has a good size senior population and the town is still recovering from the foreclosure crisis but there has been a lot of sales due to the lower prices as compared to LA.You have to filter the listings and view the short sale,foreclosures and straight sales to get an accurate picture.As an investor you need to stick to your criteria and then search Hemet to evaluate what is really going on beneath the surface .

It is probably three to four layers beneath the current paint.The issue is when you change out windows or door frames and/or sand to wood- then you disturbed it and need to jump thru hoops with he EPA lead-paint white overall crews!

A ton of the yard washed away because the grass was all torn out from the retaining wall installation and so we tried to put sod in to counter some of that which backfired and washed away the soil beneath the sod.

The paper layer beneath would come off very easily when wet, but left behind a residue that had to be washed multiple times.So since I had multiple holes in the shower/toilet room, I ended up with lots of drywall finishing work anyway.
