JP  and for that reason I never got started in buying foreclosures in that state.. not sure how many upset bids are put in but it seem like a lot of start and stop. if it went for a screaming deal I can see upset bids all the time.

I first must apologize for screaming at all of you in the title but if you have any experience or can relate to the title at all you know why I am frustrated. 

Tenants will never care about how you were on your hands and knees polishing those wooden floors caressing them with all your love.. and bloody palms.On the other hand, in a low income house you really do not NEEEEED to put in hardwood floors.

This screams opportunity to me.

From day one the tenant has screamed at me over the phone that the repairs are insufficient. every time I make a repair he comes up with a new issue. 

Little pieces will break off and cut your arms and legs and it will get bloody quick, speaking from experience.

It screams I voted for Nixon.

If this is his ONLY asset and he has NO income then he needs to pull his head out of you know where and just sell the bloody house.

And we wonder why our insurance rates are so high...I've had several crime scene cleanup's to deal with, but bodies removed within reasonable time frame, and some were just bloody not bodies.. 

I moved most to vanguard to at least get out of a bank. 3% is better than .5  Not a lot of screaming deals out there for me to buy anymore.
